How it Works:
Phase 1:
After a site meeting and in depth discussion of the project, We recommend the following next steps should you choose to move forward with Level Craft:
RETAINER
We propose entering into a contractual Preconstruction Services Agreement/ Retainer with Level Craft after a full discussion of the project and it’s parameters have been agreed to. This Agreement will allow Level Craft to fully engage with the needs of the project as it moves through the preconstruction phase towards construction.
A copy of this Agreement is available upon request.
As the project moves towards the start of the construction phase, a separate Construction Services Agreement would be reviewed and executed accordingly if so desired.
DELIVERABLES
Upon execution of the Preconstruction Services Agreement/ Retainer, Level Craft will prepare the following:
Initial on site consultation with our preferred designer/ architect. We will also work directly with the architect to ensure that the initial plan meets the needs and budget of the discussed design.
Any contact information needed for survey, site plan, engineering needs.
Any contact information needed for bank loans, funding options, etc
COMPENSATION
For the services described above, a fixed fee will be due to Level Craft based on the size and complexity of the project. If a final building contract is signed the retainer fee will be credited toward the project as part of the builders fee.
Fees for design work will be billed separately and/or in addition to. If you ultimately decide not to build with Level Craft, the design will become yours to keep after the full payment of the architectural design is complete.
Phase 2:
We will schedule a subcontractor meeting at your site. We will meet the subs onsite to review the plans with them and start receiving the bids from them in the coming days. You are welcome to be there for the meeting if you wish and we hope you are.
A member of Level Craft will then compile the bids into an easy to read spreadsheet so that you can see what the total cost is going to be.
Level Craft is cost plus contracting company meaning that we charge you for the cost of the build plus a contractor’s fee and project management. All of the invoices are available to you at any time and totally transparent.
Once our bid is accepted and approved, we will sign a contract and request a 10 % deposit to start the project.
Phase 3:
A building permit will be pulled by a member of Level Craft or you may hire an expeditor.
Phase 4:
Building will begin!!
A draw request will be submitted weekly or bi monthly to you or to your bank depending on the progress of the project.
Level Craft will assist you in all client selections, paint selections, design details, etc. We will be there for all inspections, daily management of subs, materials, city inspections, bank inspections, client walk throughs etc.
Final Phase:
At the end of the project, we will conduct a final homeowner walk through and warranty review to make sure we have everything finished to the specifications on the plan and a final cleanup will ensue!
A C.O. will be issued for your records.
